Vaughan Wilson has been engaged by the Cooperative Bank since 2008, undertaking a variety of property related assignments, including training their incumbent Property Manager.
In 2014 The Co-operative Bank asked Wilson Hurst to undertake a site search for alternative premises for their head office where they have been based since 1977. Wilson Hurst was successful in negotiating with the existing landlord for a new lease of 4 years, at an open market rental with the landlord contributing capital expenditure to upgrade the building services and bathrooms. Wilson Hurst researched the market for all available options that satisfied the banks criteria based on size, location, aspect and rental. A list of 10 alternatives was determined, and Wilson Hurst produced a report that was submitted to the Bank for their consideration. This was further short listed to three premises, inspections were arranged and conducted by the Bank’s executive.
Wilson Hurst is proud of their involvement in the instruction, and the way we adapted to the clients changing requirements, the consistent level of service we delivered and achieving a desirable outcome for both the Co-operative Bank and the lessor.
Highlights include:
- Receive brief from client and conduct alternative site search
- Negotiation of new premises to Agreement for Lease stage
- Renegotiation of existing Lease
